Custom Home Preconstruction Fundamentals

This unit introduces the essential preconstruction tasks required to launch a custom home project, including site selection, documentation, financing, and early design and team decisions. Students learn to interpret plans, engage architects and contractors, navigate permitting and building departments, and establish initial budgets, schedules, and site‑preparation requirements to prepare for construction phases that follow.

Learning Objectives

• Analyze project readiness by producing a preconstruction checklist that documents land vs. lot considerations, zoning/permitting constraints, site survey needs, and owner design limitations to determine feasibility.
• Evaluate financing pathways by comparing construction loan options, self‑funding strategies, and contingency funding requirements and calculating preliminary cash flow and liquidity needs for a sample project.
• Apply technical literacy by interpreting architectural plans and blueprints to identify framing, rough‑in, exterior finish, and site‑prep requirements and by communicating these items to architects, contractors, and lenders.
• Demonstrate project coordination skills by creating a stakeholder engagement plan and an integrated baseline budget and schedule that incorporate contractor selection, interactions with building and planning departments, and timelines for key preconstruction milestones.
